This is the 72,000 Sq. Ft. Eco-Mansion Going Up in the Ozark Mountains — But Why?

There’s a 72,000 sq. ft., 13-bedroom, 14-bathroom, mansion going up in the middle of the Ozark Mountains. And as the walls take shape, so do the theories about what exactly it is. According to the New York Times, some say it’s a military bunker, others say a low-profile getaway for local phenom Brad Pitt and Angelina Jolie. And still others speculate it’s there to host aliens.

“It’s really strange, and we’re thinking something’s up,” Michele Grider, who lives just down the road from where the mansion is being built, told the Times. “If there was a nuclear thing they could hide a bunch of important people there.”

It’s called Pensmore, and its location is the opposite of its architecture: inconspicuous. It’s located halfway between Springfield and Branson, MO. And it’s bigger than the White House.

The owner, 60-year-old Steven T. Huff, used to own a company that makes software for military and intelligence agencies, further fueling speculation about the complex’s use. According to him, it’s just a large second home.

But while speculation exists about the mansion’s primary purpose, it‘s clear what it’s secondary purpose is (if not really the first): to trumpet green technology.

“Energy efficiency and enduring sustainability are the twin missions of Pensmore,” the complex’s website says. “The values and beliefs behind these principles are firmly held: a belief in good stewardship to the earth and fellow man, a belief that oil, gas, and coal as energy resources will become increasingly expensive and thereby unsustainable, and a belief that one ought to leave a positive impact in the world.”

“Sustainability means more than just energy efficiency. It also means minimizing total life-cycle costs through low and zero-maintenance materials, and reduced use of non-renewable products during construction,” the facility touts on another part of its website.

“Perhaps one of the biggest environmental advantages of Pensmore is its inherent durability. Designed to endure for centuries, the chateau will leave a minimum impact on the environment while other structures are built, demolished and built again and again.”

The site explains some of the technology that will be utilized:

Pensmore’s heating system utilizes a cutting-edge technique for harvesting solar heat energy that exploits the vast energy storage potential of its steel reinforced TransForm™ concrete shell. Many builders already make use of traditional solar heat collectors, which are highly efficient at moderate temperatures. But until now, it has been expensive and impractical to “bank” the excess solar heat generated on sunnier days. Pensmore’s newly-developed technologies enable it to store millions of BTUs of thermal energy while the sun shines, slowly releasing this “green” heat back into the interior at night and during cloudy days.

Secondary sources of heat include combustion of wood products grown on the estate (net carbon neutral) and “conventional” geothermal systems.

It will also take advantage of a new product called TRransForm — a super-insulated energy-storing concrete forming system. That’s important because Huff is an investor in the product. He told the Times he wants to test out the material on a large scale.

So why rural Missouri?

According to Huff, he wanted to test out the technology in a climate that offers both warm and cold temperatures. But there’s also another reason: rural Missouri shields him for building inspections.

“[B]y locating in an area famous for a small government approach,” the Times reports, “he is not subject to building regulations or inspection, which he said would have complicated his efforts.”

According to the Times, construction has been ongoing for the last two years, and probably won’t be completed for another two.

      How funny is this premise. The man touts green yet he builds a “home” for which he can not possibly utilize the 72,000 sq ft. This is pompousnous at its finest. I don’t care how “green” it is; if it is too big for the user it is wasting energy.

      Alright, I’ll go ahead and say it. There’s a movement headed to the Ozarks to escape possible tsunamis (via earthquakes/meteors etc.) that would cover the East Coast and swell the banks of the Mississippi. I’m not familiar with the geography, but it is said that the area is ideal for a retreat. Interestingly, a comet named Elenin that boast a large coma (tail) will pass ahead of our orbit and we can pass through its debri. Not fear mongering, just sharing.

      Prototype to push the “Green” agenda! Seems like an investment tool to show how much energy a large home can use and then translate it to regular residential homes. Being in the HVAC field I would assume that’s what this is! Marketing tool for a very wealthy investor!

      Well if I had several millions to spend building a “second house” for my wife and myself it could include all the best devices that modern GREEN TECHNOLOGY has to offer. Trouble is the majority of Americans are like me and can’t spend millions on their dream house to try and prove a point, even if it’s provable or not. like a lot of other mansions in America, this one will also fall into disrepair and abandonment in the future. One mans dream often become another’s nightmare.

      I just went to their website http://www.pensmore.com/ and this is showcased on the front page, the picture of the finished projected. This is what it says on the webpage underneath this picture:

      Mission: Help for Joplin
      Project Safe Home
      Missouri American Red Cross

      So evidentally they‘re saying this is a demonstration for the strength of buildings they’ll be able to build in Joslin, MO that can handle the severe weather, however they do mention them being energy efficient first. Funny thing though is that as I tried to click on some of the links of they’re “partners” none of the webpages work. Looks like a shell that they only ran 4 pages deep.

      Personally it doesn’t look jail like, to me, it looks like a fortress. And WHY would he need to bypass local codes, how would they “complicate” things if they plan on using this technology to help others in Tornado Ally? Seems they would still be subject to codes. I NEVER once saw it mentioned that they intend to use this technology to help others in the area with standing up to severe weather. Inconsistant, not adding up.

      Just wondering…if it is such an environmental wonder of a home, why then would the owner want to go to such extremes to avoid government inspections by building in MO. Seems to me he should have no problem with inspections as long as he has nothing to hide. Something doesn’t seem right.

      Green shmeen. Who cares? If it wasn’t for oppressive building codes, fees, and taxes, more well healed citizens would spend their money in the US and generate jobs. The climate now couldn’t be worse. There are plenty of alternative places on the planet where “the rich” can make a better return on their money, and don’t face the costs and condemnation to enjoy it.     What is not listed are farmers and land owners — the very people affected by all of this sudden government attention.
    I have warned you before that “Stakeholders” are nothing but private groups that sneak into an area and start making claims and demands, saying they have a “stake” in the outcome.
    Non-governmental organizations (NGOs) are the international groups that helped write Agenda 21 in the first place – groups like the International Council on Local Environmental Initiatives (ICLEI, the Sierra Club, the Nature Conservancy and hundreds more private organizations who stand to gain money and power from this Executive Order.
    And that’s exactly who it is written for – the special interests. They will bring their lies into the schools, they will control health care, they will be empowered by local law enforcement in case you and I try to protest this. I have seen it done in town after town. Armed guards standing at the door of city council meetings, waiting, intimidating anyone who comes to protest.

      I see signs of increasing govt meddling in private property decisions here in Gainesville, FL. It started a few years ago when our city-owned utility and the local Lib (NYT-owned) newsrag got together and published identifying info about the homes that used the most water, as if those utility customers were criminals: intentional public shaming of certain well-to-do taxpayers, by local govt, because they bought more water than other people.

      Our utility is tyrannical with its ever-increasing rates, the excess of which they admit is being used to fund at least one-third of the city govt budget (hidden taxes). They have nearly total control now. I’ve heard that its getting harder to get a permit to drill a well, even for irrigation, and that they want to regulate water usage from all private wells.

      At our utility, elec rates are PLANNED to keep increasing, regardless of the cost of fuel etc. One of the reasons they keep increasing is because as rates go up people use less so revenue to the city goes down. This vicious circle is organized and perpetuated by overpaid Liberal bureaucrats who have total control over whether you can afford power or water for your home, or even afford to keep your home (high prop taxes) in this town. And this is just the beginning.

    Looks like a bunkered getaway to me. People talk about “heading for the hills” and into the mountains and such in the case of a doomsday scenario, but in places like that, without a large nearby source of food, or an extremely large supply of pre-stored food, you would be starving yourself out in a few months. A place like this, setup in the country, lots of agricultural land available for use nearby, strong enough to hold up to the elements with minimal maintenance. It sounds like a doomsday bunker the way it SHOULD be made. All they need to do now is make sure to add appropriate sub-basement architecture for bunkerage, and they’d be set.

    I wonder if this guys home will affected by Obammy’s Executive Order he just tried to pass:

    Executive Order #13575 creates a White House Rural Council.
    The new council consists of 25 Cabinet Secretaries, chaired by the Secretary of Agriculture.
    The mission of the Council is to:
    “…work across executive departments, agencies, and offices to coordinate development of policy recommendations to promote economic prosperity and quality of life in rural America, and shall coordinate my Administration’s engagement with rural communities…”
    That is top down – multi-jurisdictional enforcement of farming – right out of the UN’s Agenda 21.
    This Executive Order, according to its first section, targets the 16% of Americans who live in rural areas. And it sets up “sustainable rural communities.”
    The “Rural Council” is designed to set up new federal control over “food, fiber, and energy” – items that are key to human existence.
    What all of this means is that the Obama Administration intends to throw the entire weight of the Federal Government into rural America to take control of every aspect of farming, food production and natural resources.     These GREEN people ought to be required to use ALL GREEN methods in “building” their houses. Haul all materials in by horse and buggy, drink from a nearby brook or stream, use no aluminum because it makes them confederate with “aluminum product” makers HUGE carbon foot print, use NO MODERN TECHNOLOGY where that technology was obtained or inovated using products or materials that are petroleum based, no heat or air conditioning, no glass windows, no knives, shovels, axes, or hatchets for chopping wood unless they mined the ore themselves and made the steel……get what I mean??? They want to use ALL the wonderful technology for themselves and then deny it to everyone else……hypocrits all.

      Dziok had worked for Bachmann for two and a half years, a relatively long period by the standards of her office, and was leaving on good terms.

      Staff turnover can frustrate any employer, but Bachmann responded more dramatically. Dziok’s departure triggered a debilitating medical episode that landed the congresswoman in urgent care.

      “Within 24 hours she was in the hospital,” a former aide says.

      Actually Migraines can also be caused by dehydration, or not breathing in enough oxygen, stress or a sign of any number of things. The first two could easily be overcome by drinking plenty of water, or taking in deep breaths.

      Only her physicians and herself would know what’s causing her headaches, and how serious they are.

      Armchair diagnosing by us amateurs isn’t going to help anyone.

      Migraines can be caused by too much caffeine, or just changing the amount of caffeine (if you normally drink 2-3 cups a day, and stop, you can get a migraine), stress (which I imagine would be the case here, since an employee left and she knows how the left will spin this), lack of sleep, hunger, dehydration, numerous thingsl. How do I know this? I suffer from migraines. As a matter of fact I had a “complex” migraine that felt more like a TIA (mini-stroke). Remember the reporter who started talkiung gibberish? That was a complex migraine.

    Being a structural designer and a realist towards the coming pandemic in this country I have a somewhat similar design for a home that seconds as a bunker capable of repelling anything from a civilian mob to a small military strike. If this guy has money then I wouldn’t be surprised if it was his personal bunker/house especially with the knowledge he has of military defense.
